New home with 2 kids, and one of the bedrooms is much better than the other. How to choose who gets which?

Hi, /r/parenting. I'm a lurker here but I decided to create this account to ask a question.Me, my husband and my two kids (10M and 9F) are moving into a 3 bedroom house. Right now where we live their rooms are exactly the same, but in this new house they’re unfortunately very different.I can’t find the exact measurements right now, but basically:There’s a medium sized room on the ground floor, with the bigger bathroom right in front of it, and there’s a small room on the second floor, with a small bathroom in front of it (it was transformed into a wet room). The smaller room is triangle shaped and only fits basically a bed, a closet and a table with a chair, although we’ll try to be as creative as we can when decorating it.This house belongs to my mom, and I lived in it during my teenage years. My mom is wonderful and is selling it to us for half the prince, so the deal is definitely too good to pass.Any ideas?
